In connection with a new area to be restructured in the inner city area of Borken, we were commissioned to plan a residential and commercial building.
The aim was the study for a commercial building with different units of use — from practice rooms and commercial spaces, to residential options close to the city center.
The result is a four-storey, modern building which opens onto the street space on the ground floor and then flattened out towards the courtyard to create spacious common areas.
The cantilevered awning on the staggered floor, combined with the generous glass surfaces, divides the body horizontally and takes away its massiveness despite the four storeys. The use of colored glass on the first floor underlines this effect.
The premises can be used in different ways and offer the tenant maximum flexibility. Thanks to the two central entrance areas, the floor plan can be adapted to the tenant's wishes.
The 7 residential units on the staggered floor have spacious roof terraces.
