A modern medical center for Gescher

The initiators of F&B Immobilien GbR have decades of experience in the areas of fitness and health at various locations in the Borken district.

The structural addition in the Gescher urban area is associated with the desire to provide patients with an optimized range of services through a network of reputable medical practices and therapists.

Occupational Health Management (BGM) is another piece of the puzzle to meet today's requirements in the medical sector.

The building is of massive construction and has a total of three floors. The retreat on the ground floor allows covered access to the two separately accessible commercial spaces, which are home to an orthopedic shoemaker and a pharmacy that complement the medical practice.

The return also provides access to the central entrance area, which, in addition to the medical practices on the remaining area of the ground floor, also serves the training and course rooms on the upper floors, as well as the office areas.

The building is characterized by a clearly structured perforated façade. The proportion of window openings to the massive wall panes is balanced. This structure will only be removed in the area of the entrance and in the area of the sports areas.

The generous glazing in the training area allows a wide view of the surrounding area. As a result, the course and sports areas appear spacious and bright.

The façade uses brick, which changes in color depending on weather conditions and makes the building appear lively thanks to its warm note.

In addition to the brick, the building is characterized by the glass curtain wall. If the incision on the ground floor is still made of white glass, the green, backlit glass surfaces in the area of the first floor shape the look of the health center.

What are the special advantages of this property?

The building is designed in such a way that you can calmly meet the changing demands placed on built spatial structures over the next few years and decades.

The flexible division of the usage units makes it possible to divide them into a total of 7 areas; at the same time, units of more than 1,100.00 m² can be combined, as floors can be connected to each other through internal access points.

The concrete-skeleton structure allows the units to be flexibly divided — subsequent room changes — whether individual office or open space — can be implemented at any time.

By moving the ancillary rooms, such as storage areas, sanitary areas and server rooms, into the inner core, the façade can be used freely.

What were the challenges of the project?

In addition to creating modern and friendly work spaces, planning a medical practice would be an exciting challenge.

The approximately 400.00 m² practice is divided into a joint practice for general medicine and a practice for physiotherapy. In order to achieve the highest possible space efficiency, areas of use were combined. The spacious reception with an open waiting room serves both units. The same applies to patient toilet facilities.

The employee area serves as a break room but, through shared use, creates an opportunity for interdisciplinary exchange.

The waiting room breaks away from the general dusty notions of a room with chairs strung together. Here, in collaboration with the company Freiraum from Münster, a modern, open space was created which, by arranging the various seating options, knows how to protect the patient's privacy.
