Redesigning urban space in the city center of Coesfeld

The White Giant is certainly familiar to many Coes fields. However, the old Hageböck furniture store centrally located to the city center has had a rather sad existence in recent years. In particular, the upper floors of the formerly well-known furniture store have been empty for too long. As a result of the lack of use, uninvited guests had repeatedly set themselves up in the premises.

It is therefore another important urban development step for the surrounding residents and the city of Coesfeld that this grievance gives way to the new “Lindencarrée” construction project from mid-2020.

After years of planning and several meetings on the Design Advisory Board of the City of Coesfeld, the building permit gave the green light from the licensing authority and politicians in November 2019.

The special feature of this project is the joint design of the complex between Süring and Kapuzinerstraße, which has a difference in height of up to 2.80 m for topographical reasons.

The Lindencarrée is connected via a shared underground car park in order to meet the requirements for sufficient parking spaces.

The complex is characterized by a closed construction, which was desired in terms of urban planning. This is how the gap with neighbors is closing again on Süringstraße.

In the Kapuzinerstraße area, the buildings retreat and sometimes jump up to one meter towards the courtyard to expand the street area.

The two building facades are characterized by their small parts. If there are three gables on Süringstraße facing the shopping street, the development of Kapuzinerstraße shows eaves of buildings whose roofscape is loosened up by dormers.

The apartments are characterized by their north-south location. By training the development as a pair, the apartments are plugged in and thus enable lighting from both sides.

All apartments are barrier-free. The sizes vary to meet different rental apartment requirements.

In the ground floor area of Süringstraße, there are four small-scale charging stations to let the inner city area run out at this end of the pedestrian zone.

The facades take on the typical character of Münsterland cities — the Westphalian gable with the red-fired brick facades. At the same time, however, there are modern style elements, such as the flat roof — which makes for beautiful penthouse apartments, especially on the top floor of Sürigstraße.

In total, the project has a retail space of 450.00 m² and creates space for 40 residential units.

In the next few years, hardly any other building site in Coesfeld will offer space for this number of apartments in such a central location with the city center.

With the start of construction in May 2020, the planning phase, which began in 2015, comes to an end. During this time, not only has the project grown, but so has our office. Completion is expected at the end of 2021. That's when the idea of the Lindencarrée finally finds its place in downtown Coesfeld.
